Anyone considering a tiny house built from a shipping container quickly runs into tempting numbers: 2,000 euros for the container – and the house is done. That calculation does not hold up. In a realistic total budget the steel box often accounts for only five to fifteen per cent of the cost, depending on the fit-out standard. The bulk goes into insulation, interior construction, building services and above all the site connections.

The spread on site connections stands out. If the plot is already fully serviced and the connection point is a few metres away, costs stay at the lower end. If lines have to be run 50 metres or more, this item alone can exceed the price of the container several times over.

This calculation assumes reasonably skilled owners who handle insulation, interior lining and furnishing themselves but have electrical and plumbing work connected by qualified trades. Material costs are included; your own labour is not.

A DIY fit-out of a 20-foot container therefore realistically lands at approx. €15,000–35,000. The lower figure assumes a great deal of self-performed work, reclaimed components and an already serviced pitch. On unprepared plots, site connections add roughly €3,000–15,000 on top.

With a turnkey purchase a supplier handles design, fit-out and usually delivery as well. The premium over a DIY build essentially reflects the labour and overhead priced in.

Turnkey container tiny houses therefore typically sit at approx. €40,000–90,000, with 20-foot formats nearer the bottom and 40-foot formats nearer the top of that range. Foundation and site connections are frequently not included in quotations – a common source of unpleasant surprises when comparing offers.
The underestimated items
Site connections. Water, sewerage and electricity are by far the most volatile block. A connection on a serviced plot may cost around €3,000; running services along a long access track including groundworks can quickly reach around €15,000. Clarify this point with the local utility before buying a container.
Foundation. A container needs a level bearing surface that will not settle. Pad footings made from concrete slabs are cheap; a frost-resistant strip or raft foundation can reach around €5,000 – but is often unavoidable for permanent residential use.
Permits and structural engineering. An inhabited container counts as a building in planning terms and normally requires approval. Applications, structural calculations and thermal performance evidence often add approx. €1,500–6,000. Anyone cutting openings into the load-bearing side walls needs a structural assessment in any case.
Crane. Crane costs depend less on weight than on access. Clear access means roughly €300–600; a narrow courtyard entrance requiring a long jib or a road closure can cost €1,500 and more.

A DIY build pays off where the skills and time exist and the result is not to be sold on quickly. A supplier is often cheaper where the risk of expensive mistakes is real: building-physics errors in the insulation – condensation behind the internal lining, for example – cause corrosion and can write off the entire fit-out.
Where to save
- Buy the container near the coast: port regions have more supply and shorter transport distances.
- Used rather than one-trip: a cosmetically used container costs roughly €1,000–2,000 less and will be clad anyway.
- Keep the bathroom compact: the wet room is the most expensive square metre. A wet-room cubicle instead of a separate bathroom easily saves around €2,000.
- Target your own labour: lining, flooring and painting are realistic DIY tasks; electrics and plumbing are not.
- Use standard dimensions: stock-size windows and doors are far cheaper than bespoke units.
- One container instead of two: every joint between containers creates steelwork, sealing and structural engineering costs.
Running costs
Costs continue after completion, and they belong in the decision.

A poorly insulated container overheats in summer and cools rapidly in winter. Saving on insulation therefore only shifts costs into operation.
Financing
Conventional mortgage lending normally requires a permanent connection to the land and registration in the land register. A container that is merely set down and remains movable often fails that test – banks then tend to offer an instalment loan at higher interest instead. If you are aiming for mortgage financing, plan early for a fixed foundation, a building permit and a valuable, assessable structure. Some suppliers work with partner banks; an independent comparison is still worthwhile.
